For reference, a fully loaded in-house bookkeeper runs $65,000–90,000 a year ($5,400–7,500/month) — which is $36–50 per door per month at 150 doors. Any quote you receive, from anyone, should make sense against these numbers.
Proper describes itself as an accounting team powered by AI, is venture-backed through a Series B, and supports a wide platform list (AppFolio, Buildium, Yardi, RealPage, MRI, Entrata, and others). Pricing is per-unit, month-to-month, with specific numbers not published. The key qualifier: Proper targets 250 to 50,000+ doors. If you manage fewer than 250 doors, you are below their stated floor — this is the single most common reason smaller PMCs come back from a Proper inquiry empty-handed.
OJO bills hourly — $34–45/hour per APM Help's own comparison page — for AppFolio and Buildium work. Hourly billing suits cleanup projects and overflow work; the tradeoff is that your monthly cost floats with hours worked, and the incentive structure rewards hours, not speed.
REA offers monthly financials from $499/month (again per APM Help's comparison page). At that price point, expect standardized monthly statements rather than daily reconciliation or audit-depth review. For a small portfolio with clean books that needs financials produced, it is the value option.
A CPA firm with genuine Yardi depth. If you run Yardi and want CPA credentials behind your books, they are the specialist; for Buildium/AppFolio shops they are a less natural fit.
